10 questions to ask before you hire a holiday home company in Dubai

Dubai has hundreds of holiday home operators. Most of them promise the same things: higher income, less hassle, 24/7 support. The difference only shows up months later, in your statements, your reviews and the state of your home.
These are the questions we’d ask if we were handing over our own home. A good operator answers every one of them clearly. If the answers are vague, that tells you something too.
1. Are you licensed by DET?
Every holiday home operator in Dubai must be licensed by the Department of Economy and Tourism. Ask for the company’s legal name and trade licence number, and check that the name on your agreement matches it. An unlicensed operator puts the risk on you.
2. Do you choose the homes you take on?
An operator that takes every home it’s offered spreads its team thin. One that chooses its homes, and focuses on a few areas, can give yours real attention. Ask how many homes each person on the team looks after, and which areas they focus on.
3. What will my monthly statement show?
You should see every booking, every platform fee, every management fee and every expense, line by line. Ask to see a sample statement before you sign. If you can’t follow it, you won’t be able to check it.
4. Is there a lock-in period?
A confident operator doesn’t need to trap you. Look for a clear notice period, such as 90 days, and no penalty for leaving. Read the exit clause before the fee clause.
5. Who handles the DET holiday home permit?
Your home needs its own permit, renewed every year, and every guest has to be registered. Ask who applies, who renews, and who registers each stay. The answer should be: the operator, every time.
6. Will you tell me what my home needs to earn more?
Some operators just photograph the home as it is and list it. A good one walks through it with you and tells you honestly what would lift the nightly rate: a focal wall, the right art, better lighting, a rug that fits the room. And what it costs, before you commit.
7. How do you set prices?
Ask whether rates are adjusted daily for season, events and demand, and whether there’s a floor so your home never goes out too cheap. A full calendar at a low rate isn’t a win.
8. Who stays in my home?
Ask how guests are screened, what the house rules are, and how parties are prevented. The guests an operator attracts affect your neighbours, your building and the condition of your home.
9. What happens when something breaks?
Find out who fixes it, how fast, and whether you approve costs before work starts. Ask how damage by a guest is handled and recovered. Small problems fixed early stop big repair bills later.
10. What does a lower fee leave out?
If one operator is much cheaper than the rest, ask what you’re not getting. It’s usually rushed cleaning, slower maintenance, weaker pricing or no one checking the home between stays. The cheapest management often ends up the most expensive: in wear and tear, poor reviews and empty nights.
