These terms and conditions outline the rules and regulations for the use of One Perfect Stay’s Website, located at oneperfectstay.com

Definitions
a) The Company – One Perfect Stay Vacation Homes Rental LLC, under the DTCM license 754748 is legally operating short rental of residential units.

b) The Property – the property managed by the company, booked by the client.

c) The Guest – any individual, group or organization booking a property from the company.

Published Rates
Published rate is the best available rate offered by One Perfect Stay on the website.

Taxes
Tourism Dirham
In accordance with Decree No. (17) of 2013 a guest staying at hotels, resorts, hotel apartments, guesthouses, budget hotels, floating hotels, holiday homes, and other hotel establishments as specified by the Dubai Tourism and Commerce Marketing, will be charged the Tourism Dirham Fee for each night of occupancy, per room, at a Hotel Establishment. AED 10/15 which would be collected at the time of check-in.

Tourism Dirham will be charged for the first 30 consecutive nights of the booking.

For bookings longer than three Tourism Dirham will be applied again for 30 consecutive days of the booking.

Value-Added Tax
As per UAE law starting from 1st of January 2018, there will be 5% VAT (VAT) implemented in addition to the tourism fees, which would be collected at the time of check-in.

Payment Terms
Security Bond – The security deposit will be collected as a booking deposit if the guest wishes to pay the rental amount upon arrival.

Regular Payment Terms

A 50% deposit is required to confirm your reservation.
The balance payment will be due 30 days prior to check-in (or at the time of booking if within this time frame).
Payment may be made via credit card, Paypal, or EFT
Payment of your deposit constitutes acceptance of the attached Booking Terms & Conditions.

Delivery Policy
Once The Company receives the Security Bond or Partial Rental Amount – The Guest will receive a confirmation email.

The apartment access details will be shared via the confirmation email.

Cancellation/Refund Policy
Full refund if The Guest cancels the booking at least 30 days prior to check-in date.

No refund in case of a no-show.

No refund if the booking is canceled within 30 days of check-in date.

Damage Deposit
Damage Deposit required in addition to the rental amount and taxes.

The amount of damage deposit will be refunded to the guest after an n-depth inspection of the apartment upon check-out.

Properties’ FF&E (Furniture, Fixture & Equipment) and inspected prior to check-in and upon check-out. In case of any damage or loss,The Company shall withhold the amount of replacement or repair from the damage deposit.

In the event of amount of the replacement or repair exceeding the amount of damage deposit, The Guest will be charged additional amount to cover all additional expenses as deemed necessary.

Additional Penalties
Additional penalties may apply in case of breach of the contract or building violations during the stay such as: Loud Music/ Parties/ Unappropriated Noise Level

1st Complaint: full amount of damage deposit will be collected
2nd Complaint: The Guest will be evacuated from The Property.

Smoking and Parties are strictly prohibited. The violation penalties issued by The Community Management will be charged accordingly to The Guest.

General Provisions
The Community Management reserves the right to report any illegal activities to police and/or evacuate The Guest should there be any breach in adhering to the regulations.

The Company holds the right to ask The Guest to leave The Property, without any refund or prior notice, if there is a breach in the outlined Terms & Conditions, Community Policies or the regulations of the UAE.

Loss and Theft
The Company shall not be responsible in the event that personal belongings of The Guest are lost or forgotten in The Property.

A booking confirmed implies the acceptance of these T&Cs.
